Buying Investment Property in Phoenix: How I Help Investors Make Informed Decisions

by Brian Eastwood

Whether you're buying your first rental or adding another door to a growing portfolio, investing in Phoenix real estate is a big decision. The right property can support your long-term goals. The wrong one can become a costly headache.

I've had the privilege of working with investor clients at different stages, from first-time buyers to experienced owners. What they all have in common is that they want a property that makes sense on paper and in real life. My role is to help you find those properties, get you the information you need to evaluate them, and guide you smoothly from search to closing.

Why Phoenix Draws Investors

The Valley continues to attract new residents, employers, and investors from across the country. With a wide range of neighborhoods, price points, and property types, there are opportunities for many different strategies. But no two neighborhoods are the same, and that's where local knowledge matters.

How I Support Investors

Every investor has their own strategy, budget, and comfort with risk. You bring the investment criteria and your own analysis. I bring market knowledge, access to information, and experience navigating the buying process. Here's what that looks like:

Finding properties that match your criteria

Tell me what you're looking for, such as location, price range, property type, condition, or number of units, and I'll set up a targeted search so you see the right opportunities quickly. This includes:

  • Single-family homes
  • Condos and townhomes
  • Small multifamily properties (2 to 4 units)

Gathering the information you need to run your numbers

Good decisions start with good information. I'll help you collect what's available on each property, which may include:

  • Comparable sales and recent market activity
  • Property history, taxes, and HOA details
  • Seller-provided documents such as current leases, rent rolls, and operating expenses, shared for your review
  • HOA rules that may limit or restrict rentals

Please note that I don't prepare rent projections or cash flow estimates. I'll share the seller's information so you, along with your lender, accountant, or property manager, can evaluate the investment based on your own goals.

Asking the right questions about the property

I'll walk properties with you and point out things to look into further, like the age of major systems, deferred maintenance, or tenant-occupied units. I'll also help you schedule inspections and keep your due diligence on track.

Writing and negotiating strong offers

Whether it's a competitive market or a property that's been sitting, I'll help you structure an offer that protects your interests, from contingencies to timelines to repair negotiations.

Connecting you with trusted professionals

Successful investing takes a team. I'm happy to refer you to local professionals such as:

  • Lenders experienced with investment property financing
  • Home inspectors and contractors
  • Property management companies
  • Real estate attorneys and CPAs
  • Qualified intermediaries if you're considering a 1031 exchange

Thinking About Short-Term Rentals?

If you're interested in a vacation or short-term rental, be aware that cities in the Valley have licensing, permit, and registration requirements, and many HOAs have their own restrictions. I'll help you identify properties where HOA rules may be a concern, and I recommend confirming local requirements with the city and a qualified professional before you buy.

From First Rental to Growing Portfolio

If this is your first investment property, I'll walk you through each step and make sure you understand the process. If you're an experienced investor, I'll work efficiently to match your pace and criteria. Either way, you'll have a responsive agent who knows the Phoenix market and keeps your goals front and center.

Let's Talk About Your Investment Goals

Tell me what you're looking for, and I'll start searching for properties that fit. There's no pressure, just a conversation about your plans and how I can help.
